Dear Fellow Teresa Ville Apartment owners, As you would have already experienced that CSC is sponsoring so called "Friendly Chats" where some pro-enbloc SPs present various arguments, including scare tactics, to push SPs to sign CSA.  We notice that another such 'friendly chat' is organized on Saturday June 23. One of the agendas is to discuss Deep Tunnel Sewerage System. As per the post dated June 13 on this blog titled "Factual Insights on proposed Deep Tunnel Sewerage System  near Teresa Ville" ; we had posted insights based on PUB briefing to MC and few invited experts on June 13. Dear fellow owners of Teresa Ville (who have not signed CSA). As you are aware, it has been almost a year since the start of the enbloc process at Teresa Ville, when the first EOGM was held in July 2017. According to the latest figures on the notice boards, the SPs collectively owning only 54.49% of total share value of Teresa Ville have signed the CSA. You may also have noticed that the CSC and pro-CSC supporters have been trying to push you to sign the CSA using all types of tactics, including trying to spread fear of higher maintenance costs, shrinking sinking fund and the exaggerated impact of the upcoming DTSS (Deep Tunnel Sewerage System) project, etc. Unauthenticated rumours of various kinds are also being used. Linhe Zaobao letter sent in by a resident of a property undergoing en-bloc...

We chanced upon a letter published in Lianhe Zaobao on June 18, 2018 and believe that it might have been written by a resident of Teresa Ville or a property similar to it. Written by Nicholas Mak - A fellow Teresa Ville Apartment Owner Sunday, 17 June 2018     A homeowner’s interest vs his ex-company’s enbloc proposal Introduction I have been asked this question by some of my neighbours in Teresa Ville on why SLP International offered a lower enbloc sale price when it presented its enbloc sale proposal the Collective Sale Committee (CSC) for the job of the enbloc sale agent for Teresa Ville. In August 2017, SLP was one of the property agencies invited to present their enbloc sale proposals to the CSC. The short answer is that the SLP enbloc sale team was informed that there could be a development charge payable to the Government ranging from $55 million to $75 million. The Development Charge (DC) is a form of tax for intensifying the development, such as building a larger floor area than in the existing development. Dear Fellow TV apartment owners, Following up on the post dated June 8 on this blog titled "Beware of Exaggerated and Alarmist Proclamation regarding Deep Tunnel Sewerage System (DTSS)" ;  please find below, summary of factual insights on proposed DTSS in the vicinity of Teresa Ville. This summary is based on the briefing by PUB delegates to members of Teresa Ville MC and few invited experts, on June 13 at 7.30 PM.  This summary is based on inputs from few MC members and one of the invited experts who attended the said briefing.   "We have come across irresponsible information by some SPs regarding the impact of the Deep Tunnel Sewerage System on Teresa Ville. What we do know for a fact are: 1. It occupies a small part of the vacant land between Teresa Ville and the Ayer Rajah Expressway. The boundary is clearly marked out in the latest URA Master Plan. Read Before you plan to attend the so called "Friendly Neighbours Meet" on Sunday June 10

Dear Fellow Neighbours (who have not signed the CSA), As you may be aware, that last so called "Friendly Neighbours' Meet" on May 27 was just a ploy by CSC and their supporters, to get few SPs in a room and use nudge, push & scare tactics to get some of them to sign the CSA. They plan to do the same again on Sunday, June 10. We sincerely suggest that you read a few recent articles posted on this blog, which are contributed by few of our fellow SPs, who have subject matter expertise in property, building structure and infrastructure projects areas. Please do not fall prey to scare tactics of CSC and their supporters and do not sign the CSA until CSC addresses serious concerns of over 20% SPs, who are not going to sign current CSA. For example, besides need to raise the Reserve Price, two of the key concerns of SPs are - CSC is not changing the CSA to reflect new Reserve Price of $1.1B as per the opinion by a highly respectable independent legal firm. Beware of Exaggerated and Alarmist Proclamations regarding Deep Tunnel Sewer System..

Contribution from a fellow SP, with expertise in urban infrastructure projects ..  Some residents have been informed that the Deep Tunnel Sewer System will affect Teresa Ville or cut through our property. A check with the PUB website will show that the DTSS runs along AYE and cut across to Keppel Road. There is no indication that it will run through our land. Hence, do not panic. There's lots of digging going on in Singapore of all manner of infrastructure projects and the Government has been mindful to minimise the impact on the population and the environment. Let's get more information first before jumping to conclusions. Do not get sidetracked by alarmist proclamations. Beware of Push tactics of “Join the Crowd”...

Contribution from a fellow owner- Think for yourself Written for the Teresa Ville Owners’ blog Friday, 8 June 2018 Some CSC members and their helpers are trying to convince Teresa Ville owners to sign the Collective Sale Agreement (CSA) by telling them that a certain percentage of owners (e.g. 60%) has signed the CSA. “So, you should sign the CSA too.” I find that this is a very unconvincing reason to sign the CSA. Each of us must exercise our best judgement and independent thinking to decide for ourselves whether we wish to sell our home or not. Just because a certain percentage of owners has signed the CSA at the current reserve price (which can be lowered by the CSC later), should not affect how you feel about your own home. It was not too long ago that some people believed that the world was flat. Just because the majority of the people believed that the world was flat did not make it so.
