Tea & Info Session on En-Bloc - March 25, 2018

Dear Teresa Ville SPs who have not signed the CSA,

1. You have one year to sign the En Bloc CSA, so please take your time to make this important decision. We understand that Huttons and the CSC have provided information addressing the replacement property issue, which we would like to address.

2. We will have Teresa Ville fellow SPs who are real estate and business professionals at the tea session, whose believe that all SPs deserve a fair and transparent process and the best price for their properties.

    How will the recent successful en bloc sales and the increase in development charges affect our Teresa Ville En Bloc?
  • Update on Factors and Possibilities to increase the Reserve Price: What has been done by the CSC since the last info session to explore the possibility of increasing the Reserve Price?
  • Fine Print in the Collective Sales Agreement:
    What is the CSC empowered to do by the CSA and what does signing the CSA mean for you?
  • Seller's Stamp Duty (SSD) affected Owners:
    How much is the stamp duty and what has the CSC done to help SPs affected by SSD?

Please Note: This is a private session to help SPs who have not signed the CSA understand their replacement property options and the potential valuation of Teresa Ville. It is not an EOGM, and organizers reserve the right to request those who cause undue/ unproductive disruption to leave the room. The session will be video recorded to ensure civility.

About the organisers: We are a group of fellow SPs from diverse backgrounds - investors, families with young children, retirees, etc. We are not against an Enbloc, but are concerned by the lack of transparency and discussion on important factors that can contribute to a higher valuation for Teresa Ville (see attached info). We believe that the current Reserve Price in the CSA undervalues Teresa Ville (a rare freehold asset in a central location), and will hand most of the upside/ profits from this sale to the developer rather than the SPs.
