Just in case you missed a new comment dated Feb 20, 2018 on earlier article posted on Jan 21, 2018 "  It's rumoured that a ready buyer for the site has been prearranged and probably pricing expectations are being managed to ensure certainty of sale. It is hard to make sense why Hutton and the CSC are suppressing the price down in spite of the obvious facts. So residents need to really make sure that the reserve price is something that makes sense. We should not be selling just to facilitate selling for the residents who are in desperate need to cash out now." Author: Anonymoyus

Dear fellow SPs, It has been brought to our attention that Huttons is distributing a flyer to some SPs containing attempted clarification on few points shared during Tea & Info session  on last Saturday. All of us here are busy fact checking the flyers. Once we have all the correct information, we update everyone. In the mean time, have a joyous lunar new year. ‘Tea & Info’ Session on Feb 10 .. Reflections by some of the SPs who attended.

It was a full house of SPs on Saturday afternoon of Feb 10 in Teresa Ville function room, who responded to the invitation to “Tea & Info” session organized by fellow owners. It indeed was very informative and insightful. We are fortunate to have few subject matter experts among us, who have deep knowledge of process and factors related to En-bloc sales of properties in Singapore. Research and preparation done by these experts and organizers of the session was thorough, relevant and very educational. After listening to the presenters, studying the material presented and sitting through the Q&A part, it emerged very clearly that a quite a few important inputs were either not considered by CSC and the agents or, were just not shared with SPs. Pacific Mansion en-bloc @ $1728 psf ppr... Why reserve price for Teresa Ville @$1350 psf ppr only ???

Pacific Mansion in River Valley up for collective sale with S$938m reserve price....   Business Times Feb 6, 2018 Owners of Pacific Mansion (River Valley) set Reserve Price of $938M ($1728 psf, per plot ratio) based on current GFA and implied plot ratio of 3.84, also considering additional 10% bonus GFA; while master Plan Plot Ratio is only 2.8.  Why CSC did not consider all these factors and agreed to Hutton's proposed Reserve Price of only $1350 psf ppr for Teresa Ville?  Teresa Ville Owners have great opprtunity to understand all factors which can significantly maximize Reserve Price, during the "Tea & Info session"  organized by fellow Teresa Ville Owners on Feb 10 at 2.30 PM @function room.
